OUR GUEST HAUS: Our ranch is located on a hilltop about 10 miles northwest of Johnson City, 25 miles east of Fredericksburg, 20 miles north of Blanco, and south of Llano and Marble Falls in central Blanco County, Texas. We are about 45 miles west of Austin and 60 miles north of San Antonio.

Our Guest Haus is a free-standing B and B structure recently completed with an upscale western theme.
It has one queen bed, plus one couch/hide-a-bed (queen, sleeps 2), ac/heat, microwave, coffee maker, toaster, refrigerator/freezer, shower (no tub). Furnished with all linens, dishes, flatware and glassware. Capacity: 2 adults and 2 children.

Free Wi-Fi internet access in the room and nearby outside. Stereo, DVD player & screen. No TV or phone service. Most cell phone services work here.

We provide a robust continental breakfast consisting of coffee, juices, yogurt, cereal and milk, fresh fruit, scones and occasionally pastries.  Special arrangements can sometimes be made for prepared meals and treats, as described below.

The front deck faces the northwest panoramic view.  This roomy deck provides a convenient place to sit and enjoy your company or read a book. 

Your private yard area is a few steps away from the deck, shaded by many old oak trees, with a two-seater swing, picnic table, yard chairs and a stone camp fire ring (burn ban may be in effect; free fire wood).

This is much like an elegant western bunk house, but not a villa, cabin, cottage or motel room. This guest house is in the German influenced area of the Hill Country, hence the word "haus". It is a bed & breakfast format.

This is a perfect getaway vacation rental in a B&B style but with a robust continental breakfast and lots of beautiful outdoor space.

OUR RANCH SETTING: Nestled in the heart of the Texas Hill Country, our Sandy Road Guest Haus is in an idyllic setting on a private ranch just north of Johnson City, but far enough away to see the stars clearly at night and to enjoy the deer and birds during the day.

There are abundant activities and attractions in the area, including antique shops, state parks, the LBJ National Historical Park and Visitors Center, shopping, art galleries, wineries, antiques, and night-time entertainment.

Your hosts, George & Sharon Cofran, invite you to join them as special guests in a beautiful outdoor setting overlooking the Sandy Valley from about 100 feet above the County Road. The views are spectacular.  The sunsets are often breathtaking!

Come in the afternoon or early evening for wine and gourmet treats (see special services below). Look closely and you may see deer and some true long horn cattle.  Our ranch is open range (meaning no fencing except near our house), so all the cattle and other animals roam free.  We regularly see wildlife, including rabbits, squirrels, turkeys, and a wide variety of birds.  Hummingbirds and cardinals are frequent.

SPECIAL SERVICE OPTIONS: We can customize your experience at our Guest Haus with the following. All subject to availability. We will quote prices based on your requests.  We can provide specially requested items for breakfast/lunch/dinner/snacks/etc.  We cannot sell alcoholic beverages but can make arrangements for you. We can provide flowers, tour arrangements, guides, transportation, entertainment, etc. Just let us know about your special interests.

RATES & TERMS:  Lodging nightly Rates (USD): $90/night Monday-Thursday, $120/night on Friday, Saturday and Sunday night. Rates are for two people. Additional persons are $10/night each. Pets are $5/night each. Plus any special service options agreed upon. Cash and checks accepted. No credit cards. Tax is additional. VRBO accommodations.

Small pets allowed and must be on leash at all times. Ranch owner has a large size dog (Rocky) and other pets.

Our ranch is oriented to adults and mature teenagers who accompany adults.  Our Guest Haus and ranch area are unsupervised and unguided so mature judgment is required for your safety.

Check-in after 3 pm and Check-out time is 11 am, unless prior arrangements have been made.

DIRECTIONS:
  We are Located on a hilltop about 10 miles northwest of Johnson City, 25 miles east of Fredericksburg, 20 miles north of Blanco, and south of Llano and Marble Falls. Actually, right near the tiny old town of Sandy, on FM 1320, near North Grape Creek (out in the boonies!).

From Johnson City, proceed North on 281 for 2 1/2 miles, take Left on 1323 and proceed about 6 miles to Sandy, take a left there on 1320 and proceed southwest about a mile.  Our entrance is just past the Sandy Cemetery, on the left, iron gate, with 9242 sign in the middle of the gate.  Our "Cofran" name and 9242 number are on the mail box on the left.

Or, for a longer scenic trip from Johnson City, proceed West toward Fredericksburg about 6 miles, and just past the tiny town of Rocky Creek (but before Hye), take a Right on 1320, cross the Pedernales River, and we are on the Right about 9.2 miles from Hwy 290. Our "Cofran" name and 9242 number are on the mail box on the right. If you have come to the Sandy Cemetery sign, you went just a bit too far.
